Village to Consider Creation of TID #6 for Boston Store Redevelopment

The Village of Greendale will be considering the creation of Tax Incremental Financing District (TID) #6 to allow for the redevelopment of the former Boston Store property adjacent to Southridge Mall. The TID #6 Project Plan was presented to the Joint Review Board and Plan Commission on August 31, and received approval from Plan Commission. Village Board will consider approval of TID #6 on October 18, 2022 and final approval will be needed by Joint Review Board on a later date to be determined. Pedestrian Improvements on Broad Street

In a continued effort to improve safety, a pedestrian safety/ADA improvement project will take place on Broad Street mid-block between Northway/Schoolway (where the existing crosswalk is).  The project costs are 100% funded by Community Development Block Grants. 

 This project will begin in early October and take approximately 3 weeks to complete.  While the construction is going on a portion of Broad Street will be closed, and the detour route will be Parking Street.  The parking lots for the Downtown businesses will still be accessible during the construction.

The project will involve constructing fa lat-topped speed hump (similar to a speed table) designed to physically limit the speed at which a vehicle can traverse it.  

Flood Map Information Open House

Representatives from the Federal Emergency Management Agency (FEMA) will host a virtual Flood Map Information Open House for Milwaukee County on October 11, 2022. The Open House will provide county residents with an opportunity to review a recently completed preliminary Flood Insurance Study (FIS) and its accompanying preliminary Flood Insurance Rate Maps (FIRMs) for the Milwaukee River Watershed and Lake Michigan coastal areas.

The FIS and the FIRMs provide base flood (also known as the one percent annual chance event) information, designate areas that are subject to significant flood hazards within the county and offer information that public officials may use when permitting development in the floodplain.

November 8th Election

The Fall 2022 General Election is coming up on Tuesday, November 8th. The ballot will contain races for  Governor, Attorney General, Secretary of State, State Treasurer, U.S. Senator, Rep. in Congress (District 1), Rep. to the Assembly (District 82 and 84), County Sheriff, Clerk of Circuit Court and two County-wide referendum questions.

As a reminder, please don't use the drop box for returning absentee ballots as your ballot won't be counted.   As  always, if you have any questions please contact Village Hall at 414-423-2100.

Street Lighting Outages

Starting on Monday August 15th work will begin to replace street lighting in several areas of the Village, including :
  • Clover Lane (Catalpa - Schoolway)
  • Catalpa St (Dale Ln - East limit)
  • Cornflower Ln
  • Current Ln
  • Conifer Ln (Broad St - East limit)
  • Broad Street (Catalpha - Northway)
  • Schoolway
  • Cardinal Court
  • Carnation Court
  • Crocus Court (Broad St - East limit)
During this time the existing street lighting circuits in the streets listed will need to be disconnected while the work occurs.  There will be street lighting outages from mid-August until late September.  The Police Department will be providing increased presence at night in the Village Center during the street lighting project.

Water Meter Replacement Project

The Village of Greendale will begin replacing residential water meters starting the week of August 22nd.  Replacement of the water meter is mandatory, takes about 25-35 minutes and is at no cost to the homeowner.  The Village of Greendale has contracted with Core & Main, and their installer Midwest Testing, to furnish new Sensus water meters.  All installers will have photo ids, uniform, travel in marked vehicles and have completed a background check.
The meter installation will start in the West side of the Village.  You will receive a welcome letter a few weeks  prior to the installers being in your area.  After that you will receive a letter with instructions on how to schedule an appointment for your water meter replacement.

Root River Parkway Project

The County recently began a project on the Root River Parkway between College Ave (at 92nd Street) east to the Root River Bridge, which includes the following improvements:
  • Additional parking to serve the Whitnall Beer Garden and nearby recreational amenities.
  • Replace pavement on the existing parkway, including new concrete curb and gutter and stormwater infrastructure.
  • Provide an off road path for pedestrian and bicycle use and provide better connectivity to the beer garden.
  • Install new LED lighting in the parking lot.
  • Utilize stormwater green infrastructure to provide bio-infiltration of stormwater runoff.
During construction the roadway will be closed for several weeks beginning in August 2022. Cars should use S. 92nd Street to Grange Avenue as a

Bus Route Changes

Currently, Milwaukee County Transit System (MCTS) Route 60 comes down S. 60th Street and travels down Northway through Downtown Greendale.  Due to low ridership, effective August 28, 2022, Route 60 will no longer come down Northway in the Village.  MCTS has agreed to send Route 76 down Northway in order to still serve this area.   Route 76 will come down Northway approximately every 45 minutes, specific route information can be found in the link below.

2022 Revaluation

If property owners would like to discuss their assessment please contact Tyler Technologies at 262-395-4441 to schedule an appointment with assessment staff June 9, 2022 - June 28, 2022 8:30 am to 4:00 pm.

Letters from the Assessor regarding your 2022 property assessment were mailed out the week of June 6th.  Each property should have received a letter from the Assessor with their new assessment.  This year, the Assessor completed a Village-wide revaluation of properties in Greendale. A revaluation is a review of all assessments using current market sales and trends in order to arrive at an estimated fair market value of each property as of January 1st of the year of the revaluation.  The last revaluation for the Village of Greendale was conducted in 2018.


2022 Capital Projects - Road Rehabilitation, Street Lighting, Water Mains and Pathways

In the Budget the Village Board added approximately $5 million in additional funding for Capital projects in 2022.  The additional funding will help the Village catch up on deferred maintenance for road rehabilitation, street lighting, water mains and pathways.  A list of projects were bid out, including a number of alternate projects that would be considered depending on how bid pricing came in.   The Board reviewed and approved the bids at their meeting on February 15th.  All projects that were bid out will be completed in 2022.

85th Anniversary Subcommittee Seeking Volunteers

In 2023, the Village will be celebrating its 85th Anniversary.  The Village Board created a subcommittee of the Public Celebrations Committee to plan for special events to celebrate the Villages 85th.  The Village is seeking volunteers to serve on this Committee.

Village Board Adopts Resolution to Acquire and Extinguish Out-Dated Restrictons on Southridge Mall property

The Village Board approved a resolution at their June 1st meeting that will work to acquire the restrictive covenants governing the 100-acre Southridge Mall property and extinguish those which encumber all parcels associated with the mall and significantly limit redevelopment opportunites.

Refuse and Recycling Center New Hours

The New Recycling Center hours will take effect March 1, 2022 and are listed below.

  • Monday, Wednesday, and Friday 7:00AM-3:00PM
  • Tuesday and Thursday Closed
  • Saturday (April-December) 8:00AM-4:00PM
  • Saturday (December-March) 9:00AM-1:00PM



Redevelopment of former Boston Store Site to include Apartments and Retail

On December 21, 2021 the Greendale Village Board approved Barrett Lo Visionary Development’s proposal for a mixed-use development at the site of the former Boston Store property at Southridge Mall that will bring upscale market-rate apartment options for residents, modern retail amenities and significant new tax base to the community.
