Village Approves Agreement to Sell Lot Next to Sendik's

Loomis Rd. parcelAt the Village Board meeting on April 4, 2023, a purchase and sale agreement with Via Real Estate was approved to build a Champion Xpress car wash at 6190 W. Loomis Rd. (next to the Sendik’s Fresh-to-Go). The sale was contingent upon the developer obtaining necessary zoning approvals.

Zoning applications were initially considered by Plan Commission at its meeting on August 9 and the items were tabled to the next meeting in order to request additional information from the applicant, including sound data and additional architectural renderings. The applications were considered at the next Plan Commission meeting on September 6, and Plan Commission made a recommendation for approval. A public hearing for the re-zoning application was originally scheduled at the Village Board meeting on August 15 and was tabled to the Village Board meeting on September 19 at 6 p.m. Following the public hearings on September 19, the Village Board conditionally approved the zoning applications. Construction is expected to take place in 2024.

The 0.8-acre parcel is a remnant from the lot that once contained the fire station before it moved to its current location on Grange Ave. The property was developed into the Sendik’s and gas station with a driveway on Loomis Rd. that was designed to serve both the Sendik’s and a future user on the north side of the former fire department property. The north parcel is 0.8 acres and with dead trees affected by emerald ash borer that will be removed. The surrounding creek and wooded area will remain undeveloped.

In October 2022, the Village issued a request for proposals to realtors and developers for the purchase and development of 6190 W. Loomis Rd. and received one proposal for a tunnel-style car wash. The proposal was subsequently approved by the Village Board on November 1.

The parcel will be sold for $300,000 and will have an estimated assessed value between $1.5-$2.0 million.
